Case study: Rawtenstall BB4 — Ideal Vogue Max System

The Sharma family bought a 4-bed 1970s semi in the Whitewell Bottom area of Rawtenstall (BB4) in late 2025. The old Potterton system boiler had been condemned by the outgoing surveyor — a genuine safety concern, not a bargaining chip — and they needed a full replacement plus a fresh Gas Safety Record before moving in with two small children.

The property

4-bed 1970s semi-detached in Rawtenstall (BB4). System boiler in the garage, 180L vented copper cylinder in the airing cupboard, cold-water storage tank in the loft, 9 radiators, family bathroom plus recently-added downstairs shower room. Cold-water mains pressure a modest 2.1 bar. Water hardness in BB4 is moderate-to-hard — around 240 ppm.

What the survey found

The condemned Potterton had a cracked heat exchanger (visible when we pulled the case) and a spilling flue in the garage — a Fatal risk classification, which is why the previous surveyor had it capped at the meter. The vented cylinder was 24 years old, the loft tank was open (a Legionella risk) and the whole system was heavily sludged. There was no salvageable component — the entire system needed replacing.

The fixed-price quote

Given the young family and the limited budget after the house purchase, we specified a value-focused but future-proof spec: Ideal Vogue Max System 32 kW paired with a 210L Ideal Pro Tec unvented cylinder. The install (3 days)

  • Day 1: Full drain-down. Removed the condemned Potterton and its cracked heat exchanger. Removed the 180L copper cylinder and the loft storage tank (gained the family loft-floor space they didn't know they were entitled to). Capped off the old vent pipe.
  • Day 2: Fitted the Ideal Vogue Max System in the garage (replacing the old Potterton position). Fitted the 210L Ideal Pro Tec unvented cylinder in the airing cupboard with full G3 kit — expansion vessel, tundish, T&P valve, D2 discharge to outside.
  • Day 3: Chemical hot flush across all 9 radiators. F1 inhibitor dose. Wired programmable thermostat + hot-water timer. Commissioned to Ideal spec, flue gas analysis logged, Benchmark completed. Ideal warranty registered, Building Control notified.

Total spend, all in

£4,150 fixed. On a house they'd just remortgaged for, keeping the number to £4,150 was the deciding factor — the Baxi and Worcester equivalent was £4,650.
