Why your gas fire needs an annual service
Gas fires sit in the room you relax in, so they must burn cleanly. Over time, dust, fallen debris in the chimney, misplaced coals and worn parts can cause incomplete combustion and carbon monoxide. Manufacturers recommend a service every 12 months — and landlords are legally required to have every gas fire checked each year as part of the CP12.

Common questions about gas fire service & repair.
Honest answers from our Gas Safe registered Lancashire engineers. Can't see your question? Get in touch.
How often should a gas fire be serviced?
+−
Every 12 months, in line with manufacturer guidance. Landlords must have every gas fire checked annually as part of the Landlord Gas Safety Record (CP12).
How much is a gas fire service?
+−
Get in touch for a free, fixed price. Book it alongside your boiler service and we apply a combined discount.
Why does my gas fire pilot keep going out?
+−
Usually a worn thermocouple, a dirty pilot assembly or a faulty oxygen-depletion sensor (ODS). These are common repairs we can often fix on the first visit.
My gas fire has yellow flames or soot — is it safe?
+−
No. Yellow flames or sooting are signs of incomplete combustion and possible carbon monoxide. Turn the fire off, ventilate the room and book an engineer. If you feel unwell or smell gas, call the National Gas Emergency line on 0800 111 999.
Can you repair old gas fires?
+−
We repair most makes — Baxi, Valor, Flavel, Gazco, Crystal, Legend and more. If parts are no longer made or the fire is unsafe, we will advise on a replacement.
