Should you really service your boiler every year? The honest answer from working Gas Safe engineers — when annual servicing actually saves you money, when manufacturers will void your warranty without it, and what £85 should buy you in Lancashire in 2025.

Short answer: every 12 months. Every reputable boiler manufacturer (Worcester Bosch, Baxi, Vaillant, Ideal, Main, Glow-worm) requires it to keep your warranty valid. But there's more to it than just paperwork — here's the honest engineer's take on why annual servicing actually pays back, and what you should expect to pay for it in Lancashire in 2025.

1. Why annual servicing matters (3 real reasons)

a) Your warranty depends on it

Worcester Bosch's 10–12 year guarantee, Baxi's 10-year warranty, Vaillant's 7-year — every single one is conditional on an annual service done by a Gas Safe engineer. Miss a year and you're self-insuring against a £2,500 boiler. Not worth it.

b) Gas safety — no exaggeration

Annual servicing includes a CO (carbon monoxide) test on the flue. A dirty heat exchanger, partially blocked flue, or split rubber gasket can cause CO to enter your home. CO is colourless and odourless and kills around 40 people per year in the UK. A 30-minute service prevents this.

c) Real cash savings

A clean, well-maintained boiler runs 10–15% more efficiently than a neglected one. For an average Burnley 3-bed semi spending £1,400/year on gas, that's £140–£210 saved every year — which more than covers the service.

2. What should a proper boiler service include?

A “proper” service (sometimes called a full service as opposed to a visual safety check) should include all of these:

  • Visual inspection of the boiler and pipework
  • Flue test (combustion analyser — measures CO, CO₂, O₂ ratios)
  • Strip-down and clean of the burner
  • Check and clean the heat exchanger
  • Inspect electrodes and ignition leads
  • Check the expansion vessel pre-charge pressure
  • Verify gas pressure (working & standing)
  • Test the PRV (pressure relief valve)
  • Check condensate trap and pipework
  • Inspect the magnetic filter (MagnaClean etc.)
  • Bleed the system + top-up pressure
  • Write a service report you can show the manufacturer for warranty claims

If the engineer is in and out in 15 minutes — that wasn't a service. A proper service takes 45–60 minutes.

3. What does a boiler service cost in Lancashire in 2025?

4. When should you book it?

Late summer / early autumn (August–October) is ideal:

  • Engineers have more availability than in deepest winter
  • You catch faults before the cold snaps
  • You don't lose hot water during winter if a part needs ordering
  • Manufacturer warranty audits often run on calendar year — being serviced by October keeps you compliant

5. Red flags during your service

If your engineer says any of these, ask for clarification:

  • “Your boiler is dangerous, we need to condemn it” — get a second opinion. Sometimes legitimate, sometimes a sales tactic.
  • “You need a powerflush” — only after a system test (pressure differential check, magnetite content of filter). Insist on data.
  • “Your radiators need replacing” — usually not. They just need balancing or bleeding.
  • “You need a new boiler” — only if heat exchanger has failed, gas valve is condemned, or repair cost exceeds 50% of replacement cost.

6. Loyalty: book the same engineer every year

They'll catch the slow expansion vessel drift, the early signs of a failing fan, the gradual flue corrosion — long before they become £400 emergency repairs.

What if I miss a year?
Manufacturers will sometimes still honour a warranty for a single missed year if you book a service immediately and the boiler is otherwise well-maintained. Don't miss two.

Is a Gas Safety Certificate the same as a service?
No. A Gas Safety check (CP12) checks compliance with regulations. A service is a deeper clean and check. Landlords legally need the CP12. Homeowners benefit from a proper service.
