The Ashtons in the BB8 postcode of Colne had lived with a 12-year-old Vaillant ecoTEC Pro combi in the utility since they bought the house. It never let them down — but three of the last five annual services flagged the same warning: heat-exchanger scale on the domestic hot water side, brought on by BB8's notoriously hard water. In April 2026 we finally replaced it before it could fail on the first cold snap of winter.
The property
Traditional 3-bed stone terrace in central Colne (BB8) — Victorian, refurbished loft with a fourth bedroom, one family bathroom plus a downstairs shower room added in 2019. Original 24 kW Vaillant combi in the utility, six radiators, cold-water mains at 2.4 bar. Water hardness in BB8 is very hard — around 285 ppm — one of the harshest belts in the North West.
Why we replaced rather than repaired
A 12-year-old Vaillant with scaled DHW plates and a labouring pump is worth keeping alive for another year if it's the family budget option. But annual servicing was already flagging combustion drift and the fan bearings were noisy. Full descale + heat-exchanger flush + fan replacement was quoted at £680 with no long-term warranty. For £150 more we could fit a brand-new boiler with a 10-year warranty and drop the annual gas bill 8-10% on the new efficiency.
The fixed-price quote
We specified a Vaillant ecoTEC Plus 832 32 kW combi — the natural upgrade for anyone happy with the reliability of an old ecoTEC and used to Vaillant controls. Total fixed price: £2,395, including the boiler, an inline scale-reducer on the cold main, MagnaClean Professional 2 on the return, full chemical hot flush, Fernox F1 inhibitor, and a wireless VRT 350 room thermostat. 10-year Vaillant warranty registered.
The install
- Day 1 (morning): Isolated services. Drained the system. Removed the old ecoTEC Pro. Cut in the scale reducer on the incoming cold main — this alone will double the heat-exchanger life on the new boiler.
- Day 1 (afternoon): Fitted the ecoTEC Plus 832 in the same utility position. Wired the VRT 350 wireless thermostat. Fitted MagnaClean and a new filling loop.
- Day 2: Chemical hot flush across all 6 radiators using Fernox F3, F1 inhibitor dose, commissioning to Vaillant spec, flue gas analysis logged, Benchmark completed, 10-year warranty registered directly with Vaillant.
Total spend, all in
£2,395 fixed. The Ashtons' annual gas bill should drop 8–10% on the higher SEDBUK efficiency (81% → 94%), and the scale reducer should keep the new heat exchanger clean well beyond the 10-year warranty period. See our Lancashire hard water guide for what proper scale protection looks like.
Why Colne installs need extra scale protection
The Pendle water catchment (Colne, Nelson, Brierfield, Barrowford, top of Burnley) is served by Winterburn / Grimwith reservoirs which run through limestone. Water hardness typically hits 260–300 ppm. Without proper protection, a combi's plate heat exchanger scales in 6–8 years and hot-water flow drops dramatically. Every BB8 install we do includes either an inline scale reducer or a full Fernox Total Filter TF1 Sigma as standard.
